What is a home inspection?

A home inspection is a non-invasive, visual examination of a residential dwelling, which is designed to identify observed material defects within specific components of the home.  It is intended to assist in the evaluation of the overall condition of the home. The inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the inspection, and not the prediction of future conditions.

 

What does a Rick Zipf Home Inspection include?

The standard inspection will include a thorough examination of the:

Site – grading, drainage, walkways, driveways, retaining walls, patios, decks, porches, fencing and gates.

Attic/Roof – insulation, ventilation, framing, roof surface, flashing, skylights, chimney, drainage, overhangs, gutters and downspouts.

Structure – exterior walls, trim, foundation, slabs and basement or crawl space.

Garage – Overhead vehicle doors,  automatic openers, and fire separation.

Plumbing – main and distribution piping, waste and vent piping, fuel system, water heater, and laundry connection.

Heating/Cooling – A/C and heating equipment, ducts, filters and thermostat.

Electrical – service entrance, main and sub panels, wiring, outlets and switches.

Interior – flooring, walls, ceiling, doors, windows, closets, stairs, and fireplace.

Kitchen – cabinets, counters, sink, faucet, garbage disposal, dishwasher, range, oven, and built-in appliances.

Bathrooms – cabinets, counters, sinks, faucets, tubs, showers, toilets, and ventilation.

Do I really need a home inspection?

Simply put, YES!  Buying a home is probably the largest investment you will make. It is important to know the overall condition of your investment.  A home may appear to be in good condition; however, a professional home inspection from a trained inspector may reveal flaws that were not initially apparent.

 

How much does the home inspection cost?

Inspection fees vary by size and features of the property, and age of the home.  Please contact me to discuss your property and receive a price quote.

 

Do I need to be there during the inspection?

It is not necessary for you to attend the inspection.  However, I do encourage you to join me if you can.  It is an opportunity for you to ask questions and learn about the condition of the home.  I will discuss my findings with you as we proceed through the inspection as well as offer you repair and maintenance advice.

 

How long with the home inspection take?

Your Inspection will take 2-4 hours depending on the square footage of the home, # of additional features/structures (pool, outbuildings, etc), and the type of foundation.

 

What type of report will I receive?

You will receive your inspection report by email in the form of a PDF document within 48 hours of the completed inspection.  Your report will include a detailed explanation of the condition of the home. It will also include photos that document my findings and a summary to give you a quick overview of any action items that need addressed.
